Bravo Property Trust is backed by institutional partners, including a sovereign wealth fund manager. That investment lets it finance up to $400 million in bridge and construction loans, so it can close on the terms it quotes, on the timelines sponsors need.
Three kinds: first-mortgage bridge and construction loans for acquisition, development, lease-up or repositioning; Bridge-to-HUD loans built from day one to move into a HUD-insured permanent loan; and mezzanine and structured financing that completes the capital stack for experienced sponsors.
Multifamily and healthcare real estate. Recent loans include ground-up apartment buildings, an office-to-residential conversion in Brooklyn and a condominium development in Miami. See them all on the Transactions page.
A short-term loan that gives a property time to stabilize before a long-term HUD-insured loan, through HUD 223(f), 221(d)(4) or 232. The HUD loan is processed by our affiliate Bravo Capital, a MAP and LEAN approved lender.
No. The bridge loan and the HUD loan are separate steps. The bridge loan is not FHA-insured, and the HUD loan must still qualify under HUD’s rules when the property is ready.
A loan that sits behind the senior mortgage and fills the gap between that loan and the owner’s equity. Bravo’s mezzanine loans run from $500,000 to $20 million, interest only for up to 36 months, secured by a pledge of the ownership interests. See Mezzanine Financing.
Yes. Mezzanine is often combined with a Bravo Property Trust bridge or construction loan. One team underwrites both, so sponsors get one set of terms, one timeline and one closing.
